New Jersey ANCHOR Relief Notices Going Out; Residents Have Until Sept. 15 To Make Changes

New Jersey has begun mailing ANCHOR Benefit Confirmation Letters to eligible homeowners and renters as the state prepares to automatically file applications for many residents receiving property tax relief.

The New Jersey Division of Taxation began sending the letters on August 10. For most eligible homeowners under age 65 who are not receiving Social Security or Railroad Retirement disability benefits, as well as eligible renters, the state will automatically file their 2025 ANCHOR application on September 15 using information from the previous year’s application.

Residents who receive a confirmation letter and whose information remains accurate generally do not need to file another application. Those who received last year’s payment by direct deposit will have the 2025 benefit deposited using the same banking information.

However, anyone who needs to change their banking information or wants to switch to a paper check must file their own application by September 15, 2026, before the state automatically files on their behalf. Residents who are no longer eligible for the property listed in the confirmation letter must also notify the Division of Taxation. Anyone who moved and qualifies based on a different New Jersey residence occupied on October 1, 2025, must file for the correct property.

Residents who do not receive an ANCHOR Benefit Confirmation Letter but believe they qualify can file an application themselves. The overall deadline to apply for the 2025 ANCHOR benefit is November 2, 2026.

For homeowners, the 2025 benefit is $1,500 for those with New Jersey gross income of $150,000 or less and $1,000 for those earning between $150,001 and $250,000. Renters with qualifying income receive $450, while renters who were 65 or older by the end of 2025 receive $700. ANCHOR payments are scheduled to begin going out on a rolling basis starting September 15, with most payments issued within 90 days of filing.

Senior homeowners and homeowners receiving Social Security or Railroad Retirement disability benefits are not automatically filed through the regular ANCHOR process and must submit the combined PAS-1 Property Tax Relief application by November 2.
