A major expansion of usable space could be coming to the Palisades Center, with the mall seeking approval to add more than 250,000 square feet to the amount of space it is permitted to lease.

BD Palisades Center Holdings LLC is seeking to add 250,888 square feet to the mall’s current 1,854,206 square feet of leasable space. The proposal would not expand the mall’s physical footprint, but instead allow existing areas inside the property to be put into use.

A significant portion of the additional space, approximately 120,000 square feet, is located on the third and fourth floors of the former Lord & Taylor store. Other areas are located on the mall’s fourth floor, with the remaining unused space spread throughout the property.

For years, those areas were restricted from being used as leasable space under a decades-old covenant. Clarkstown voters lifted that restriction in November 2020, clearing the way for the mall to pursue expanded use of the existing space.

The proposal must now receive amended site plan approval from the Clarkstown Planning Board before moving ahead.

In application documents, the mall’s owners said the additional space could help bring more tenants into the property and reinvigorate the Palisades Center Mall.

If approved, the move would open up more than a quarter-million additional square feet for leasing inside the existing mall, potentially putting large portions of currently unused space into active use.
