
Palisades Center Seeks Approval To Add More Than 250,000 Square Feet Of Leasable Space
The owners of the Palisades Center are seeking approval from the Town of Clarkstown to add more than 250,000 square feet of leasable space within the West Nyack shopping center, potentially opening previously unusable portions of the mall to new tenants.
According to application materials filed with the Clarkstown Planning Board, BD Palisades Center Holdings LLC is seeking amended site plan approval to add 250,888 square feet of gross leasable space to the mall’s currently approved 1,854,206 square feet.
The proposal would not require an expansion of the mall’s existing physical footprint. Instead, the additional leasable area would come from space already located inside the massive shopping center but which had previously been restricted from tenant use.
Approximately 120,000 square feet of the proposed additional space is located on the third and fourth floors of the former Lord & Taylor store and in other areas of the mall’s fourth floor. The remaining space is vacant and distributed throughout the mall.
The application follows a 2020 referendum in which Clarkstown voters approved lifting a decades-old restrictive covenant that had capped the Palisades Center at approximately 1.854 million square feet of gross leasable area. The restriction dated back to a 1996 agreement reached when the mall was being developed.
At the time of the referendum, Clarkstown officials stressed that lifting the covenant would not automatically allow the mall to use additional space. Any increase beyond the previous limit would still require review and approval from the Clarkstown Planning Board.
In its current application, the mall’s ownership says the additional space would allow it to attract more tenants and help reinvigorate the Palisades Center.
