The NRP Group’s latest project, Stone Ridge at High Street, is taking shape as Columbus works to meet its growing demand for housing.

Andrew Bailey, the firm’s vice president of development for the Cleveland-based developer, builder and property management firm, said the need is particularly acute for affordable housing. NRP Group is led by co-founder and CEO J. David Heller, the current national campaign chair of Jewish Federations of North America.

“Columbus put out a number that it needs about 200,000 units of housing in the next decade,” Bailey told the Columbus Jewish News.

That’s why Bailey and the NRP Group believes the project is so important for the community.

The 150-unit affordable housing community located along South High Street in Columbus broke ground on Aug. 25 and has been developed in partnership with the city and the Ohio Housing Finance Agency. According to the NRP Group, it will provide housing for working professionals and families earning up to 60% of local median income, featuring a pair of five-story buildings on a 4.5-acre site. Both will have a mix of one-, two-, three- and four-bedroom apartments designed to accommodate families of varying sizes.

“The 150 units at Stone Ridge are really valuable to that fight for affordable housing,” Bailey said. “More importantly, over half of the units in this project are three- or four-bedroom apartments, which is crucial for families. You don’t see a lot of those being built.”

The project, at 45 W. Barthman Avenue, sits a mile from downtown, with the German Village and Brewery District neighborhoods close by. The site has access to public transit lines, and the Nationwide Children’s Hospital and Southern Gateway district are also in close proximity.

“It’s hard to find sites that score well for low-income housing tax credits, so you’re always looking for a site that’s going to do so,” Bailey said. “And something we’ve been good at here at NRP is mediating brownfield sites (land with no structures on them) and turning them into places we want to see in the community.”

The site will also have a resident clubhouse and a multi-purpose community room with a kitchen for gatherings and events, and outdoor amenities including landscaped courtyards and a playground, all planned to attract families with children of all ages.

Bailey said the city of Columbus gave $5 million in financing as a result of a $500 million affordable housing bond that voters passed in November 2025 to combat rising housing costs and homelessness. Huntington Bank provided debt and equity financing.

“Public-private partnerships are essential to the success of the Columbus Housing Strategy, and Stone Ridge at High Street demonstrates what can be accomplished when city leaders, financial institutions and private developers work together with a shared vision to improve the lives of Columbus residents,” Columbus Mayor Andrew J. Ginther said in a news release from NRP Group. “As Columbus continues to grow and prosper, we are making significant investments to ensure that every neighborhood shares in that success. Projects like this are building on the strengths of neighborhoods that have historically seen too little investment while creating affordable housing opportunities for working families.”

With construction currently underway, the project has a projected April 2028 completion.
