Florida Attorney General James Uthmeier submitted an argument in support of a Live Local Act redevelopment of the Bal Harbour Shops in the ongoing litigation with the village, which has not approved the project. This is a rare instance of the state AG intervening in a civil lawsuit, but it could have big implications for developers statewide who are struggling to convince municipalities to approve projects under the Live Local Act. The law allows developers to build multifamily on commercial or industrial sites up to the maximum density allowed in the city and up to the same height of buildings within a one-mile radius, but 40% of the units must be workforce housing for people making up to 120% of area median income. These applications must be approved administratively, without a public hearing. Some cities have been relatively quick to approve Live Local Act applications, while others have lagged in approvals. Bal Harbour Shops LLC submitted plans in 2024 to build three towers with 600 residential units and a 70-room hotel, with a height of up to 275 feet, on part of the mall property. Later that year, the mall owner sued the village for not approving the project and for changing its development codes to make it more difficult for the project to move forward.

As the penny falls out of favor, Florida state legislators recently passed a bill that would allow businesses to round cash payments to the nearest nickel. That bill is now on the desk of Florida Gov. Ron DeSantis, awaiting his signature before it becomes law. When you’re rung up at the register and pay with cash, if your total ends in 1 or 2 cents, they’ll round down to zero, and 3 or 4 cents will get rounded up to a nickel. Florida’s change would mostly affect businesses like convenience stores that often deal in cash.

The Miami Association of Realtors will merge May 11 with Broward, Palm Beaches & St. Lucie Realtors to form “Miami and South Florida Realtors,” creating the largest local realtor group in the world with about 93,000 members. Current Miami CEO Teresa King Kinney will co-lead alongside Broward’s Dionna Hall until Kinney retires at year’s end, after which Hall will take over. A developer has filed plans to redevelop the former Nordstrom site at The Mall at Wellington Green into a 620-unit multifamily apartment project, according to documents submitted to the Village of Wellington. The proposal, by Bainbridge Communities Acquisition I LLC called "Bainbridge Wellington", seeks a master plan amendment to allow multifamily residential use within the mall’s approved development area. The application says the request is to allow “620 Multi-Family Residential units within pod ‘MUPD G’ of the approved Master Plan of the Wellington Green Mall.” The filing lists the project address as 10324 Forest Hill Blvd. and identifies the existing use as commercial and the proposed use as multifamily residential. Nordstrom opened at The Mall at Wellington Green in 2003, two years after the mall debuted in 2001. For years it served as one of the center’s upscale anchor stores before closing in April 2019. A traffic impact statement prepared for the project says the subject parcel is about 8.93 acres and was previously occupied by the 121,670-square-foot Nordstrom department store. The report says the building has more recently been used at times by Spirit Halloween and Arcade Time. Under the proposal, the site would be redeveloped with 620 multifamily dwelling units with a projected buildout by 2031. The site plan prepared by Insite Studio shows multiple residential buildings, internal open space, a clubhouse, parking areas and garage spaces, with access from the mall ring road.

For months, developer Stephen Ross and the city of West of Palm Beach quietly have been working on a plan to move a stretch of Flagler Drive west to turn the waterfront area into an expanse of lawn like a 'Central Park.' The move would push traffic inward into downtown while potentially placing the future of the landmark E.R. Bradley's restaurant in doubt. Under the current plan, the existing Flagler Drive from Banyan Boulevard on the north end down to Fern Street on the south end would be eliminated, turning pavement into grass.

Our PreK3 students traveled to "Jerusalem" in the VPK classroom, where they wrote special letters to place in the Kotel. Meanwhile, our VPK students visited the "Yam Hamelach" (Dead Sea) in the PreK3 room and discovered the amazing science behind why things float in super salty water—just like in the real Dead Sea! Gov. Ron DeSantis signed legislation this week putting state dollars behind private efforts to eventually offer some commuters a short, aerial alternative to highway traffic. The measure (HB 1093) allows the Florida Department of Transportation to fund 100 percent of the project costs for a public vertiport if federal funds are unavailable. If federal funds are available, FDOT may fund up to 80 percent of the nonfederal share. Vertiports are expected to serve as hubs for short aerial commutes by battery-powered aircraft that have characteristics of airplanes and helicopters.

Rooms To Go could build a large furniture store in West Palm Beach, replacing a hotel. The city’s Plans & Plats Review Committee will consider the application for the 3.63-acre site at 1800 Palm Beach Lakes Blvd. on April 23. Currently owned by West Palm Beach-based DR Palm Beach Inc., the site now has the 135-room Best Western Palm Beach Lakes. The hotel was built in 1967. The site plan by Seffner-based Rooms To Go shows a 52,264-square-foot furniture store surrounded by 121 parking spaces. This appears to be the larger “superstore” format that Rooms To Go has started building to compliment its standard store of roughly 40,000 square feet. Officials at Rooms To Go declined comment. Rooms to Go currently has a store on Okeechobee Boulevard in West Palm Beach, along with locations in Wellington and Boca Raton. It recently acquired a property in Kendall to build a large-format store. Jeffrey and Morty Seaman founded Rooms To Go in 1990 with its first store in Orlando. Anantara Miami Resort & Residences announced for 3601 Biscayne Blvd in Edgewater. This space was previously occupied by a Shell gas station. The tower will be 50 stories (650 ft) tall with 100 private branded residences, 120 resort residences and 50 hotel suites. It's expected to open in 2030 The brand’s resorts in Thailand were featured in White Lotus season 3. This is their first US property.
