As of now, the Iranians are ONLY willing to commit to not developing nuclear weapons, while the US is offering one of the options: to sell the uranium to the US, transfer the material to a third-party country, or dilute the material.

 Regarding the Strait of Hormuz, Iran is insistent on having Iranian management, and the US wants free navigation.

Regarding the frozen Iranian assets: there is NO agreement, so the Qataris proposed to give a "loan" of 12 billion dollars to Iran for humanitarian needs.

Lebanon is included in the agreement, but it is unclear what type of ceasefire will be imposed.
